    Have lived here over two years. I would stay another year if I were not relocating for a new job. The company that owns this apartment complex, Cottonwood Residential, has a great relocation program where if you relocate to another one of their properties you will not get hit with huge early termination fees even if you break your lease. I'll highlight the main points of my overall experience below:

    PARKING: I had a reserved spot covered spot for over a year and no one else parked in it even one time which is good.There's a tow truck that drives around the lot every night and will not hesitate to tow anyone who is parking without a parking sticker or is unlawfully parking in a visitor spot. This is great if you're someone who follows simple instructions. When I first moved in towing was not enforced so it was impossible to park close to my place unless I was home by 5 pm. Now that parking is strictly enforced, there's usually open spots late at night. Plenty of designated visitor parking spots as well. Just be sure to read the policy on this first. Lastly, there's a one way entrance and exit. For some reason, a lot of people ignore these signs which is a problem. Be cautious when entering/exiting. THE GATE NEVER WORKED ONE TIME. I was told it would work by the time I moved in......Nope.

    NOISE: I can hear when my neighbors start their shower but never hear them talking so the walls must be decent. I've been woken up many times late at night by screaming/arguing residents who find a fitting location to argue to be the middle of the parking lot. My only complaint in the noise category which is not at all addressable, but what you should be aware of, is that I can hear every single car drive by on pear ridge. Everything from a prius (wind noise), to the SUPER COOL MUSTANG DRIVERS WHO THINK LOUD EXHAUST IS SOO COOL!!!! People love to speed down pear ridge and make as much noise as possible with their super rad cars because they are cooler than you or I. Also, I hear police/ambulance sirens drive by on a daily basis. It's not the most peaceful apartment but it's not so bad that I wanted to deal with moving out either.

    MAINTENANCE: Outstanding maintenance team. Work orders were always addressed promptly and fixed. The worst experience I had was when the AC went out after hours in the summer. Maintenance fixed it the same night and Amaris (former leasing agent) checked in on me even when she was off the clock.

    GROUNDS: Not good. Constantly muddy unless it's 110 degrees outside and hasn't rained in a month. The most aggravating thing for me was my assigned parking spot would get covered in mud thanks to the pool water draining into the parking lot. This was awful to deal with when every morning I'm wearing nice dress shoes for work. It's not uncommon to find cement to be more muddy than the grass here. Grounds are mowed and taken care of for the most part. Some residents will throw trash outside the dumpster and leave old furniture out which looks trashy but honestly, I'd rather see that than pay $30+ a month for "valet" trash service at another apartment.

    OFFICE STAFF. A+, outstanding, polite, courteous. They have always been very friendly to me and I trust my packages are safe when delivered. I find any negative review about the leasing staff to be hard to believe. They've always been nice and accommodating to me. They always addressed my concerns and made me feel appreciated as a resident. Claudia has been there since I moved in and she's great!!

    AMENITIES: There's a small gym that though it is small - it's actually well taken care of. Always clean, nothing is broken, and has enough to get a good workout in. There's a laundry facility close to my place that appears to be used pretty often so it must work well. Pool is maintained as well and has a pretty nice hangout area.

    OVERALL: It's not a luxury apartment so I will not rank it as such. What kept me here was the low rent at the time, which has since gone up quite a bit, and the fact I simply didn't have any big issues. I'm satisfied with my experience.
